Residential property sales across India’s top eight cities declined by 12% in 2025, reflecting a shift in buyer behavior amid changing market dynamics, according to data released by real estate advisory firm PropTiger.

Total housing sales in these major urban markets stood at 386,365 units in 2025, down from 436,992 units in 2024, highlighting a year-on-year slowdown in overall transaction volumes.


📉 Decline in Key Metro Markets

The data shows that residential sales weakened in several large markets, including the Mumbai metropolitan region, Delhi-NCR, Pune, and Ahmedabad. These regions witnessed cautious buyer sentiment and selective purchasing, contributing to the overall decline.


📈 South India Outperforms the Market

In contrast, South India emerged as a bright spot in the housing market. Sales in Bengaluru, Hyderabad, and Chennai rose by 15%, crossing 133,000 units in 2025.

Industry experts attribute this growth to better supply management, steady job creation, and sustained end-user demand in these cities.


🏗️ Market Recalibration, Not Demand Collapse

Commenting on the trend, Omkar S., Executive Director at Oram PropTech, said that 2025 should be viewed as a year of market realignment rather than declining demand.

“Buyers remained active but made more informed and cautious decisions, while developers managed supply in a disciplined manner. As a result, even with lower sales volumes, property prices largely remained stable,” he said.

Experts believe the contrasting performance between regions underscores a structural shift in India’s housing market, where cities with strong employment ecosystems and controlled new supply continue to attract buyers, even as overall volumes moderate.
